first we will start off simple with a "title" definition; its a foundation of property ownership/ owners right to posses and use the property. so what is title insurance? why do I need it?

what its title insurance, title insurance is there to protect you! when buying a home you want to make sure its safely yours! even diligent searching of public records won't help 100% because sometimes hidden defects are missing.

why do I need it? for title insurance the title company will do a title search, in this title search is a detailed examination of the historical records pertaining to the property, its used in order to verify the sellers right to transfer ownership, and discover any defects. without a title search you could run into some problems in the future when you try to sell it yourself!

at the end of the day save yourself the stress and time you'll have to put in if theirs a defect and just get title insurance! as a real estate agent I always strongly strongly recommend title insurance because you never know!

if you won't get one because the price; the price generally is 1% or less of the purchase price. Instead of a recurring payment, its a one time payment covering you for years!
