Now if you're still living in the home you're selling and its not vacant, this article 'mostly' will revolve around you.

CURB APPEAL
Its all about first impressions, the outside and photos are the first thing someone sees, that can make or break there decision right away!
some tips;
-Clear out the weeds/ mow the lawn
-Clear out any liter or trash outside near home
-Maybe plant some flowers
- Clean your gross welcome mat
- any bigger improvements needed? siding? new bricks?
- all the little things add up at the end of the day
DE-CLUTTER
People need to be able to see themselves living in that home, if its all cluttered and non spacious chances are they won't wanna live in it!
- clear out any old junk
-take away some cluttered decorations
-move furniture around, make it more spacious
- Clear the cobwebs
- how's the basement? clean?
HELPFUL TIP; Make sure your homes smell nice! I've had clients walk into a home they thought they wanted, it smelled weird so they walked right back out. You'd be surprised how many people are actually like that
MINOR REPAIRS
-any light bulbs need changing?
- some new paint to spice it up
- any bathroom problems get fixed!
- any bathroom updates, tile, counter?
In summary anything you would look at buying a house and criticize someone else will, treat it like you don't live there but you're trying to buy it, how would you want it to look and smell.
