Choosing right time to sell
Knowing the market is going to help you decide when or when not to sell, Is it a sellers market? are the houses going over asking price. If so in my eyes great time to sell. Spring time usually brings in home buyers because no-one wanted to move during the winter. Its also a good thing to look at how much equity you have, if you sell right now is it enough to pay the mortgage? and to pay closing costs? and give you some extra money for another? the right time to sell doesn't always mean in the market, if its not a good time financially its not a good time to sell!

Setting the right price
Now if you're working with a real estate agent they'll provide you with a CMA and give you a general range as to what your house will actually sell for. If you overprice your home its going to take longer to sell and you'd have to do price reductions. Other agents will be able to see that you lowered your offer, seemingly thinking you're desperate and have their clients throw lower offers. Some people search only using the price range, so if you price it way to high chances are its going to be harder to get discovered by the client. Generally the cost to sell a home is about 10% the price of the home.
So remember you need to have some extra money aside for closing.

Minor renovations that cost minimal
The small things do matter at the end of the day. Is your curb appeal nice, the front of the house is the first impression make it count. You can add some flowers out front, make it feel more like a home. If you have any weird paint colors try making it a light grey or white, keep it simple. An extra glaze on bathroom counter tops. Id recommend just walking around and finding any small thing you'd see when trying to buy a home and fix it up. I wouldn't do anything to costly to you since you're selling it anyways
